El guany es calcula com la difer\u00e8ncia entre el preu de venda i el preu de compra ajustat. La seva quantia varia segons el valor cadastral i el temps de tinen\u00e7a de la propietat abans de la venda.\t\t\t\t\t<\/p>\n\t\t\t\t\n\t\t\t<\/div>\n\t\t\t\n\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-343c850 elementor-widget elementor-widget-text-editor\" data-id=\"343c850\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p>Aquests s\u00f3n els principals impostos que assumeix el propietari venedor i que han de tenir-se en compte per a calcular el guany net obtingut. En cas de reinversi\u00f3 en habitatge habitual en els dos anys seg\u00fcents, existeix exempci\u00f3 parcial o total de l&#8217;IRPF sobre el guany.<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0226cc0 elementor-widget elementor-widget-text-editor\" data-id=\"0226cc0\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<h2>Despeses notarials i registrals<\/h2>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-509745c elementor-widget elementor-widget-text-editor\" data-id=\"509745c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p>La formalitzaci\u00f3 de la venda davant notari \u00e9s obligat\u00f2ria a Espanya per a conferir seguretat jur\u00eddica a la transmissi\u00f3. Els honoraris notarials estan regulats per un aranzel estatal i es calculen en funci\u00f3 del valor de l&#8217;immoble i el nombre de folis de l&#8217;escriptura, amb variacions segons el notari.<\/p>\n<p>A m\u00e9s, \u00e9s recomanable inscriure la compravenda en el Registre de la Propietat, tr\u00e0mit que confirma al comprador com a titular legal enfront de tercers.
