A Barcelona, la legislaci\u00f3 auton\u00f2mica i estatal estableix una s\u00e8rie de requisits i garanties que han de reflectir-se en aquests acords per a assegurar una gesti\u00f3 efica\u00e7, transparent i conforme a dret. A m\u00e9s, l&#8217;exercici professional est\u00e0 subjecte a requisits espec\u00edfics, com la subscripci\u00f3 d&#8217;una asseguran\u00e7a de responsabilitat civil i, en molts casos, la col\u00b7legiaci\u00f3 de l&#8217;administrador.<\/p>\n<p>El Codi Civil Catal\u00e0 defineix la relaci\u00f3 entre la comunitat i l&#8217;administrador com un mandat, la qual cosa implica deures espec\u00edfics de dilig\u00e8ncia i transpar\u00e8ncia. La normativa auton\u00f2mica tamb\u00e9 exigeix que els administradors de finques actu\u00efn amb independ\u00e8ncia, honestedat i total transpar\u00e8ncia en la gesti\u00f3 dels assumptes comunitaris.<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<section class=\"elementor-section elementor-top-section elementor-element propietaris i l&#8217;administrador. \u00c9s fonamental especificar les dades completes de totes dues parts, incloent, en el cas de l&#8217;administrador, el n\u00famero de col\u00b7legiat si correspon i la direcci\u00f3 professional.<\/p>\n<p>L&#8217;objecte del contracte ha d&#8217;estar definit de manera precisa, detallant que la finalitat \u00e9s l&#8217;administraci\u00f3 de la finca i la realitzaci\u00f3 de les funcions que la normativa atribueix a aquest professional, com la gesti\u00f3 econ\u00f2mica, la conservaci\u00f3 dels b\u00e9ns comuns i l&#8217;execuci\u00f3 dels acords de la junta de propietaris.<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<section class=\"elementor-section elementor-top-section com les condicions de renovaci\u00f3 autom\u00e0tica o pr\u00f2rroga. \u00c9s recomanable que inclogui tamb\u00e9 les causes i el procediment per a l&#8217;extinci\u00f3 anticipada del contracte, de manera que totes dues parts coneguin els seus drets i obligacions en cas de Segons la legislaci\u00f3 catalana, entre les funcions b\u00e0siques es troben la gesti\u00f3 administrativa i comptable, la preparaci\u00f3 de pressupostos i comptes anuals, l&#8217;execuci\u00f3 dels acords de la junta, la gesti\u00f3 de cobraments i pagaments, i la conservaci\u00f3 dels b\u00e9ns comuns.
